People are life-trained and schooled to become good employees, conformers versus self-directed street-smart entrepreneurs. We’re generally taught to avoid situations that involve personal risk. And risk aversion is not a bad thing! Personally, I dislike risk. Fear is a natural self-preservation instinct. But prudence must be balanced and weighed against opportunity. Risk aversion becomes more acute as we “mature”. Fear of “failing” can paralyze one's willingness to reach toward ANY goals, thereby preempting success. And that's a huge risk in itself – to never reach beyond status quo. The cost of missed opportunity is vast. Once we establish safe routines that work well enough, humans tend to linger there, resistant to venture from established safe paths - take NO risk. But rebuffing those fears is vital for growth. The only sure way to preempt success is to never step toward it. This particular text focuses on buying, holding, and leasing. But by no means do I suggest that "land-lording" is necessarily the best path to achieve every individual's life goals, or the easiest and quickest way to make money. Each person’s needs, personal skills, talents, and aspirations are different. There are many other real estate investment avenues one should consider. Real estate offers numerous options that are unavailable with other investments. I particularly like its tangibility. We obviously haven't personally tried EVERY investment strategy or real estate path.
